Above the shoreline, the controlling issue is usually water rather than load. Runoff from uphill streets, downspouts discharging near the top of a bank, and perched water sitting on a clay layer all concentrate at the wrong place. Interceptor drainage uphill of a structure frequently does more good than anything installed at the footing itself.

I live above the bluff in Edmonds. Can piers stop slope movement?
No. A pier transfers a designed building load to a competent bearing layer. It does not restrain a moving slope. Where genuine slope instability is suspected, that question belongs with a geotechnical engineer, and we say so rather than selling piers as a substitute.
Why does my crawl space stay wet all winter?
Usually because water is arriving faster than it can leave, runoff from uphill, downspouts discharging too close, or perched water sitting on a fine-grained layer. The fix starts with finding the pathway, then drainage, then a vapour barrier if ground moisture remains.
Who issues the permit for my Edmonds project?
